Halo Vista plans 780,000 SF of industrial space near TSMC campus

The first phase calls for seven buildings in North Phoenix, aimed at TSMC suppliers and other advanced manufacturers as the chipmaker expands in the area.

Developers behind Halo Vista, a 2,300-acre mixed-use project in North Phoenix, have outlined plans for the first phase of industrial buildings intended to serve Taiwan Semiconductor Manufacturing Co. suppliers near its campus, according to a Bisnow article.

The initial build-out includes seven flexible industrial buildings totaling more than 780,000 square feet at West Dove Valley Road and North 43rd Avenue, adjacent to the TSMC site. Mack Real Estate Group and McCourt Partners said the projects are designed to attract target occupiers such as TSMC suppliers and service providers, along with other advanced manufacturing firms looking to benefit from the high-tech ecosystem nearby.

The plans come after TSMC decided to increase its U.S. semiconductor investment to $265 billion. The Halo Vista development began initial work on its hospitality and retail phase following a ceremonial groundbreaking in March, and the overall project is expected to take 15 to 20 years to complete.

Bisnow added that the TSMC campus is expected to include six fabrication plants, two advanced packaging facilities, and a research and development center, with chip production already under way at one early fab and TSMC aiming to open a second Phoenix fab in 2027. Developers said Northern Phoenix is positioned to become a global semiconductor hub as industrial demand rises around the expansion.
