Agentic AI could help rental housing automate maintenance and retention
McKinsey senior partner Aditya Sanghvi said adoption remains slow, with only 6% of companies reporting positive financial impact from AI.
McKinsey & Co. senior partner Aditya Sanghvi argued that rental housing is a strong fit for agentic AI, technology that works toward a goal by planning and executing tasks rather than only responding to prompts, as discussed in a Walker Webcast session broadcast Aug. 12 at Walker & Dunlop’s annual convention in Sun Valley, Idaho.
Sanghvi said property management involves many routine tasks that get complicated when residents, property managers, and vendors intersect, creating “dead zones” such as unfulfilled maintenance tickets, unanswered calls, and missed follow ups that can harm the resident experience.
He suggested agentic AI could coordinate parts of the workflow in maintenance cases, including triaging requests, coordinating vendors, and scheduling, as well as identifying recurring issues to improve future decisions.
While emphasizing potential uses across lease conversions, renewals, and collections, Sanghvi cautioned that humans are still needed for the loop and noted that only 6% of companies report a positive financial impact from AI, pointing to obstacles such as deployment.
