Constellation proposes 670,000 sq ft of warehouses in Seabrook

The development is slated for 60 acres near the Port of Houston, and Constellation estimates it would carry a $75.4 million taxable value and generate more than $343,000 in annual property taxes for Seabrook.

Constellation Real Estate Partners is seeking approval to develop two warehouse buildings totaling about 670,000 square feet in Seabrook, Texas, near the Port of Houston, according to ConnectCRE.

The plan calls for a 464,400-square-foot cross-dock facility and a 205,200-square-foot front-load warehouse on a 60-acre site on Red Bluff Road, just east of State Highway 146. The project still requires city council approval.

ConnectCRE reports that Constellation estimates the development would have a taxable value of $75.4 million and generate more than $343,000 in new property taxes annually for Seabrook. The company also said construction would not begin until the intersection of Highway 146 and Red Bluff Road is completed.

The planned site is located near existing regional development, including the Seaside RV Resort & Hotel, The Towers of Seabrook apartment complex, and the Baybrook residential subdivision, and it is about 3 miles south of Port Houston’s Bayport Container Terminal.
