Sytes targets missing real time tenant demand data for retail leasing
The marketplace says it supports nearly 350 tenants and more than 35,000 active site listings nationwide.
Commercial Observer discussed Sytes, a proptech marketplace built to reduce information gaps in retail leasing by connecting commercial landlords, developers, and brokers with tenants searching for space in real time. Co-founder Rafael Weiss said the idea started after he lost a development deal because tenant demand was not visible until it was too late. He built Sytes to address what he describes as information asymmetry at the core of retail leasing, and the platform now serves nearly 350 tenants alongside over 35,000 active site listings across all 50 states, according to Commercial Observer.
Sytes’ approach includes what the outlet describes as a way to “filter” tenant demand signals, which Weiss frames as improving how demand data is used in leasing. The conversation also covered how Sytes brings deals together on its marketplace and highlighted use cases tied to retail landlords and operators, including Church's Chicken, Kimco, InvenTrust, and Dutch Bros.
Commercial Observer also tied the platform to how retail demand visibility can matter for REITs and strip centers, and discussed Sytes’ subscription model. The episode further explored how Weiss is thinking about “AI leasing agents” and a tenant-demand index for developers.
