Tishman Speyer buys 296-unit luxury apartments in Charlotte for $76.3M

The 296-unit community at 1351 E. Morehead St. is 97% occupied, and Tishman Speyer plans to upgrade amenities and the exterior as well as select apartment improvements.

Tishman Speyer has entered the Charlotte market with the purchase of Berkshire Dilworth, a 296-unit luxury multifamily property positioned between West Midtown and the historic Dilworth neighborhood, according to ConnectCRE.

The transaction value was $76.3 million, representing just over $250,000 per unit. Berkshire Residential sold the asset.

Berkshire Dilworth, located at 1351 E. Morehead St., is 97% occupied, and the unit mix includes studios and one- to three-bedroom floorplans with an average size of 856 square feet.

ConnectCRE said the property features amenities including a 24-hour fitness center, yoga studio, resident lounge, coworking spaces, a clubhouse, and a rooftop lounge with a fireplace, plus street-level retail. The buyer is planning upgrades to amenities and the exterior, along with select apartment improvements.
