Vivmark to debut on NYSE after largest U.S. apartment REIT merger
The merged REIT will launch with an enterprise value of $70B, a $54B equity market cap, and expects $125M in synergies over the next 18 months.
Vivmark Residential, formed from the merger of AvalonBay Communities and Equity Residential, plans to begin trading on the New York Stock Exchange on Tuesday following the largest U.S. apartment REIT merger in the country’s history, according to Bisnow.
The combined company will include 634 apartment communities and more than 184,000 units across the U.S., with another 11,100 units under construction. Vivmark is expected to be the largest U.S. apartment REIT by far, with Mid-America Apartment Communities next at 105,000 apartments, and Essex Property Trust at 62,000.
Vivmark is launching with an enterprise value of $70B and an equity market capitalization of about $54B. Its development pipeline also includes 9,900 additional units, with projected total capital costs of $4.4B for under-construction units and $4.2B for the pipeline, based on a company presentation cited by Bisnow.
The REIT said it expects $125M in synergies over the next 18 months, including $50M in savings from corporate overhead and $65M from property management overhead. Bisnow also reported that Vivmark’s materials point to margin-expansion efforts tied to artificial intelligence and automation, including the use of EliseAI, where the firms said AI supports 90% of prospect workflows.
