Marcus & Millichap sells new Dutch Bros net-leased property in Indiana

The 2,495-square-foot site at 2510 Laporte Avenue was placed under a new 15-year absolute triple-net lease that is corporately guaranteed by Boersma Bros, LLC.

Marcus & Millichap brokered the sale of a brand-new, net-leased Dutch Bros property in Valparaiso, Indiana, according to ConnectCRE. The asset traded for $3.12 million.

The property spans 2,495 square feet and is located at 2510 Laporte Avenue on a Target outlot within Valparaiso Market Place.

ConnectCRE said the building operates under a new 15-year absolute triple-net lease. The lease is corporately guaranteed by Boersma Bros, LLC.

In a statement carried by ConnectCRE, Marcus & Millichap senior managing director Austin Weisenbeck said the offering drew multiple competitive bids, and the transaction closed at more than 96% of the listing price, reflecting investor demand for high-quality net-leased assets in strong retail corridors.
