Sixty Beverly Hills hotel loan returned to special servicing

The $40M loan balance for the 118-room property is $37M, and hotel cash flow fell to about $2.2M as the asset appraisal dropped from $85M in 2018 to $59.5M in 2024.

The owner of the 118-room Sixty Beverly Hills missed an August maturity date, sending the $40M loan secured by the hotel back into special servicing, according to Bisnow.

Morningstar Credit data cited by Bisnow shows the loan balance is $37M. The note has moved to special servicing multiple times since its initial August 2022 maturity, and it has been extended at least three times.

Bisnow reports underwriting cash flow of $4.7M for the hotel, but cash flow in March 2026 was just under half that, at $2.2M. The property appraisal fell from $85M in 2018 to $59.5M in 2024, according to the same reporting.

The story also places the development in the context of broader stress in hotel debt markets, noting that rising costs and maturing loans have contributed to more distressed sales. Bisnow cites examples including a deed-in-lieu-of-foreclosure transfer at The Edition West Hollywood Hotel and a February distressed sale of the Westin Long Beach for $42M.
