Machine Investment Group closes Machine Real Estate Fund II at $350M hard cap

The fund also brought in an additional $120M in co-investments, exceeding the firm’s Fund I totals from 2022.

Machine Investment Group, LP, a New York City-based real estate investment platform focused on opportunistic, distressed and special situations across the U.S., reached the final close of its second flagship vehicle, Machine Real Estate Fund II.

Fund II hit its $350 million hard cap in primary commitments and has raised an additional $120 million in co-investments to date, supported by a mix of new and returning institutional investors including pension funds, endowments, foundations, family offices and private investors.

The firm said Fund II exceeded its debut fund, Machine Real Estate Fund I, which closed in 2022 with $246 million in primary commitments and $208 million in co-investments.

Machine co-founder and managing partner Eric Rosenthal said the hard cap was reached despite a challenging fundraising environment, particularly for middle market managers pursuing a diversified strategy, and the fund includes representative investments ranging from special situations land in Pennsylvania to a distressed 539-unit residential property in San Jose.
