Data center adjacent tenants lift share of logistics leasing in the US
CoStar says the data center inventory market now totals about 69 gigawatts in existing capacity, with roughly 43 gigawatts under construction.
Growth in data center development is taking an increasing share of US industrial demand, according to CoStar Group, with data center adjacent occupiers moving into more logistics leasing activity near facilities.
CoStar reports that these adjacent occupiers account for more than 6% of leasing activity across logistics properties within five miles of data center facilities, up from less than 3% in 2020.
The research also points to the scale of the underlying buildout, saying US data center inventory has reached roughly 69 gigawatts of existing capacity, with another 43 gigawatts under construction.
CoStar Senior Industrial Analytics Director Juan Arias said operators are increasingly prioritizing locations with access to new electrical generation, substations, and transmission infrastructure, pushing demand beyond data center buildings into the broader supply chain needed to construct and operate them.
