SJC Ventures sells Whole Foods-anchored Doral Marketplace for $83M

The deal included a loan assumed by the buyer with $50 million in outstanding debt, which was assigned to the Bank of Texas.

SJC Ventures has sold a newly completed Whole Foods-anchored retail center in Doral, Florida, for $83 million, according to Commercial Observer and property records. The center, called Doral Marketplace, covers 89,000 square feet at 10800 Northwest 41st Street, about a mile east of the Florida Turnpike and 14 miles west of Downtown Miami.

Commercial Observer reports that SJC Ventures completed the 10-acre strip mall last quarter. The sale excluded a 1.8-acre portion leased to Chick-fil-A, and the buyer, Traditions Management, assumed a loan with $50 million in outstanding debt, which has now been assigned to the Bank of Texas.

The outlet says Whole Foods is the property’s largest tenant, occupying a 43,000-square-foot location. Other tenants listed include J. Crew Factory, Ulta Beauty, Shake Shack, First Watch, GoodVets, The Spot Barbershop, Encore Nails, VIO MedSpa, and Apizza Brooklyn Resto + Vino.

Commercial Observer also ties the transaction to ongoing retail leasing strength in Miami-Dade County, noting average asking rents rose to $42.50 per square foot in the second quarter of 2026, up 2.6 percent quarter over quarter, while the vacancy rate fell to 3 percent. It adds that more than 1.3 million square feet of retail space remains under construction, including another Whole Foods location in South Beach supported by a $54 million construction loan last year.
