Western industrial landlords see leasing absorption return in 2026

ConnectCRE says new leasing absorption is improving fundamentals across Southern California and the Inland Empire, while more capital is entering deals and raising values.

ConnectCRE highlighted improving momentum in Western industrial real estate in 2026, pointing to recovering fundamentals across the asset class and new leasing absorption across Southern California, the Inland Empire, and Los Angeles County.

In an interview segment filmed at Connect Industrial West 2026 in Irvine earlier this month, Eddie Prosser, COO of Thorofare Capital, said the market is attracting more capital that is starting to actively chase new deals.

Prosser also linked the shift to pricing and financing pressure, saying capital inflows are pushing up property values and pushing down the cost of debt.

The video also featured additional industry leaders, including Ken Fields of Greenberg Glusker, Julian Freeman of Cox, Castle & Nicholson, Joe Vargas, president of Wonderful Real Estate, and Andy Bratt of Gantry.
