NWMLS launches AI home search on NWMLS.com with broker attribution

The ad-free platform uses Cribio natural-language search to pull real-time Washington listings and connect users directly to member firms.

Northwest Multiple Listing Service (NWMLS) launched an AI-powered, ad-free consumer home search on NWMLS.com, built with Broker Public Portal (BPP) Cribio technology, the organization announced Thursday.

The new experience is designed to give consumers direct access to NWMLS’s real-time listing data across Washington state, with natural-language search and lifestyle criteria, plus direct connections to listing brokers and member firms.

NWMLS said the site provides broker attribution and a broker directory, so users can search for and connect with NWMLS brokers rather than relying on national advertising-driven portals that monetize leads next to listings.

The partnership also comes amid heightened scrutiny of how listing data is displayed and monetized following commission litigation and shifting buyer broker practices, and it is aligned with Washington’s Senate Bill 6091, which focuses on consumer understanding of broker relationships and compensation.
