FHA to let lenders use FICO 10T and VantageScore 4.0 starting Jan. 2027
FHA’s rollout is expected to require model consistency within each loan file, preventing mixing VantageScore 4.0 and FICO 10T across co-borrowers on the same application.
HousingWire reports the Federal Housing Administration is expected to go live in January 2027 with credit score model updates, allowing lenders to deliver VantageScore 4.0, FICO 10T, or Classic FICO for FHA case files dated on or after Jan. 1, 2027.
According to industry sources that spoke with HousingWire, FHA representatives told lenders in a call earlier this week that any of the three models would be permitted for eligible case files, but lenders should expect “model consistency” to apply within a loan file.
That means lenders would not be allowed to mix VantageScore 4.0 and FICO 10T, or other combinations, across co-borrowers on the same loan application, a person familiar with the discussions said.
HousingWire also reports FHA has indicated Classic FICO will not be sunset as part of the rollout, and mortgage executives argue keeping the legacy model helps align with secondary market conditions, where many mortgage-backed securities are still collateralized and traded based on Classic FICO.
