AI engines miss local Knoxville DSCR lenders, SEO signals dominate results

HousingWire reports a small experiment where a Knoxville DSCR prompt was run across seven AI engines, and the results repeatedly surfaced lenders with strong local-style web pages and SEO patterns.
The investigation found many recommended businesses did not appear to have any direct connection to the Knoxville area. Instead, the winners appeared to have published geography-specific pages targeting searches such as DSCR loans in Knoxville, Tennessee, then repeated the approach for other cities.
HousingWire said retrieval signals may act as a first gate before any deeper evaluation, with factors like backlinks, reviews, and clearly defined profile pages influencing whether a loan officer is even evaluated in the first pass.
When the models were asked why they had not recommended the test broker, HousingWire reports the engines pointed to familiar tactics like building backlinks, collecting reviews, strengthening third-party profiles, and publishing consistent business information. The outlet also described the concept that AI recommendations can involve two gates, with the initial retrieval step often where consumers decide what to trust.
