$141M CMBS loan refinances Raleigh office complex for Bandwidth

The 535,000-square-foot campus is 100% leased to Bandwidth and opened in 2023, after two years of construction.

Commercial Observer reports that a joint venture between East West Partners, CBC Real Estate, and Affinius Capital secured $141 million to refinance a Raleigh, N.C., office campus that serves as the global headquarters of Bandwidth.

Cantor Fitzgerald provided the debt, structured as a single-asset, single-buyer commercial mortgage-backed securities origination, with Wells Hill Partners arranging the transaction.

The office complex at 2230 Bandmate Way opened in 2023 after two years of construction and sits on nearly 24 acres. It totals 535,000 square feet and is currently 100% leased to Bandwidth, which hosts more than 1,000 employees at the site.

The headquarters includes 450,000 square feet of office space, 30,000 square feet of fitness space, a 30,000 square-foot Montessori school for on-site child care, and 15,000 square feet of event space, according to the report.
