Berkeley Partners buys two Greater Boston industrial buildings for $36M

The Marlborough asset totals about 59K square feet and has hosted Aspen Aerogels since 2022, while the Northborough property spans about 65K square feet and supports Good Manufacturing Practices operations.

Oakland-based Berkeley Partners has acquired two industrial buildings in the Greater Boston suburbs for a combined $36M, according to public records cited by Bisnow.

The purchases include 870 Donald Lynch Blvd. in Marlborough, a 59K SF research and development property that has been occupied by Aspen Aerogels since 2022, and 30 Barefoot Road in Northborough, a 65K SF facility designed to adhere to Good Manufacturing Practices regulations.

Bisnow also said Houston-based McCord Development was the seller and that CBRE brokered the transaction, as noted in a LinkedIn post from CBRE vice chairman Scott Dragos.

In the broader Boston-area deal activity roundup, the outlet also referenced other property and personnel updates, including a separate industrial flex building sale and CBRE leadership changes.
