GoDocs finds multifamily loan volume up 17.2% in first half 2026

The average multifamily loan size rose 8.3% year over year, with larger loans driving a 23.3% increase in the mean.

Commercial loan document automation platform GoDocs said it recorded a 17.2% year over year increase in commercial loans for multifamily properties through its platform during the first half of 2026, citing higher activity across the market segment.

GoDocs also reported an 8.3% year over year increase in the size of multifamily loans. It noted the growth skewed toward larger loans, leading to a 23.3% increase in the mean loan size.

The platform data aligned with broader multifamily lending trends, ConnectCRE reported, pointing to Newmark’s historically strong apartment demand and a 26% year over year increase in multifamily debt originations in H1 2026.

ConnectCRE said multifamily lending slowed slightly in Q2, with volume falling 3.3% below the year-ago period, though H1 2026 volume remained 17.2% above H1 2025 overall. GoDocs said it will watch incoming H2 data to see whether the Q2 slowdown proved temporary and how quickly growth resumes.
