IWG leases 22,000 sf at 475 Park Avenue South in Midtown South
Cohen Brothers Realty also signed expansion and renewals with Millenium Alliance, Contour Venture Partners, and Starbucks at the same building, with asking rent between $75 and $85 per square foot.
Cohen Brothers Realty has signed multiple lease deals at its Midtown South office building, 475 Park Avenue South, including the largest agreement with International Workplace Group (IWG), the operator of the Regus flexible workspace brand.
According to the landlord, IWG leased 22,000 square feet covering the entire 26th and 27th floors, while Cohen Brothers did not disclose the lease length. Asking rent in the building ranges from $75 to $85 per square foot.
The landlord said tech and business advisory firm Millenium Alliance is expanding within the building from 10,010 square feet to 20,020 square feet, after two subsequent expansions, with the most recent addition of about 5,000 square feet, and that the new deal included a lease extension for its existing space.
Cohen Brothers also disclosed additional transactions at the building, including a 4,000-square-foot lease for property surveys firm CRC North, a renewal for venture capital firm Contour Venture Partners covering 3,300 square feet for three and a half years, and a renewal of Starbucks’ 1,550-square-foot retail lease.
