Irish Arts Center signs 4,422 sq ft lease at 630 Ninth Ave
The nonprofit will occupy the 14th floor under a three-year deal as its permanent site at 553 West 51st Street is redeveloped.
GFP Real Estate has signed three office leases at its Film Center Building at 630 Ninth Avenue in Hell’s Kitchen, with the largest deal going to the Irish Arts Center. The nonprofit, known in Irish as An Claidheamh Soluis, signed a three-year lease for 4,422 square feet on the 14th floor, while it redevelops its permanent location at 553 West 51st Street, Commercial Observer reported.
GFP said it did not disclose the asking rent for the building, but cited CBRE data showing the Midtown average office asking rent was $86.18 per square foot in the second quarter of 2026. In comments carried by the outlet, GFP’s Matthew Mandell said the transactions underscore the range of organizations using the property, and that existing tenants are also choosing to stay.
Other deals included Thompson Turner Productions renewing its 3,715-square-foot lease on the 11th floor for five years after moving in during 2021. The Climate Museum also extended a 2,941-square-foot office lease on the 10th floor for one year, and GFP said the nonprofit did not use outside brokers for that transaction.
Commercial Observer noted that GFP often fills office properties with smaller-lease tenants, pointing to recent agreements in the building between West 44th and West 45th streets. Those included an expansion and extension by Rock Architecture & Engineering in July, and a footprint increase by ATG Entertainment in May.
