Baron Real Estate Income Fund points to Equinix as data demand grows

The fund said it gained 12.18% in Q2 2026, modestly ahead of the MSCI US REIT Index’s 11.84% rise.

Baron Real Estate Income Fund highlighted Equinix, Inc. as a data-center REIT it expects to benefit from exponential data growth and early-stage enterprise AI, according to Yahoo Finance.

In the fund’s Q2 2026 investor letter, management said a multi-year recovery in real estate is beginning to emerge even as elevated interest rates and housing affordability pressures persist. It tied a constructive outlook to factors including what it called attractive valuations, accelerating M&A, favorable supply-demand dynamics, healthy balance sheets, improving debt conditions, and greater recognition of real estate as an AI beneficiary.

The fund reported a 12.18% gain during the quarter for institutional shares, modestly outperforming the MSCI US REIT Index, which rose 11.84%. It also pointed to Equinix’s role in operating a global network of data centers and interconnected ecosystems that deliver digital services and help customers deploy AI quickly and efficiently.

Yahoo Finance also noted recent Equinix trading figures cited in the article, including a $1,057.26 close on September 21, 2026, a 31.62% gain over the prior 52 weeks, and a market capitalization of $104.32 billion, with a 52-week range of $720.62 to $1,128.68.
