Office-to-residential conversions gain traction with partial floor approach

ConnectCRE highlights a growing trend in commercial real estate, where developers pursue partial office-to-residential conversions rather than fully gutting and converting entire buildings.

In these projects, some space continues to be used by office occupiers, while upper floors are converted into for-rent residential units, creating a mixed-use setup within the same structure.

ConnectCRE also points to feedback from Northwind Group Founder and Managing Partner Ran Eliasaf, who said partial conversions are becoming increasingly relevant for certain office properties where parts of a building remain viable as offices while other floors are better suited for residential use.

The outlet frames the key next questions as which building types work best for the mixed-use model and whether lenders will be willing to finance this approach.
