U.S. commercial and multifamily mortgage debt hits $5.1 trillion

Debt outstanding rose $42.9 billion in Q2 2026, lifting multifamily mortgage debt by $20.7 billion, according to the MBA report cited by ConnectCRE.

U.S. commercial and multifamily mortgage debt outstanding reached a record $5.1 trillion at the end of the second quarter of 2026, according to the Mortgage Bankers Association’s Commercial/Multifamily Mortgage Debt Outstanding quarterly report, cited by ConnectCRE.

ConnectCRE reported that debt outstanding increased by $42.9 billion in Q2 2026, a 0.9% rise versus the prior quarter.

The outlet said nearly half of the quarter’s increase, $20.7 billion, came from multifamily mortgage debt.

ConnectCRE also quoted Reggie Booker, MBA’s associate vice president of commercial research, saying commercial and multifamily mortgage debt continued to expand as stronger borrowing activity and capital availability supported growth.
