Stockbridge buys 203,000-square-foot Maryland industrial property for $56.6M

The 13-acre site in Upper Marlboro is fully leased after Harris Company expanded from about 34% occupancy to the full space.

Stockbridge has acquired a 203,000-square-foot Class A industrial property in Upper Marlboro, Maryland, paying $56.6 million, Commercial Observer reported. The purchase covers 8511 Pepco Place and follows seller TA Realty’s acquisition of the facility for about the same price nearly four years earlier.

According to the report, the 13-acre property is fully leased to Harris Company, a mechanical contractor that has expanded its use of the building. Harris initially occupied about 34% of the space before recently moving to fill the entire 203,000-square-foot footprint.

Cushman & Wakefield represented the seller in the deal, the outlet said. The facility was built in 2008 and includes a 190-foot truck court, 26 dock doors, two drive-in doors, 218 parking spaces, and roughly 75 trailer spots.

Commercial Observer added that TA Realty bought the asset in 2022 from an affiliate of electrical distributor Sonepar for $56.2 million. CoStar first reported the transaction.
