J.P. Morgan closes its inaugural U.S. net lease fund with $1.1B

The fund drew more than double its original $500 million target, targeting single-tenant industrial and outdoor storage properties with long-term, triple-net leases.

Net lease investing is drawing larger institutional players, with major fund and deal announcements underscoring the shift toward broader participation in commercial real estate, according to ConnectCRE.

ConnectCRE cites a Northmarq article stating that J.P. Morgan Asset Management closed its inaugural U.S. net lease fund with $1.1 billion in commitments, more than twice its original $500 million target.

The fund strategy focuses on single-tenant industrial and outdoor storage properties, backed by long-term, triple-net leases, ConnectCRE reported.

ConnectCRE also noted that in September, private equity firm Cerberus sold real estate finance company Tenet, pointing to continued activity across the net lease and related CRE finance ecosystem.
