Trammell Crow JV sells Houston warehouse building to Applied Optoelectronics

The 153,928-square-foot Building 3 at Blue Ridge Commerce Center sold for $26.8 million and was already fully leased to Applied Optoelectronics as of February 2026.

Trammell Crow Company, along with its joint venture partner Daiwa House Texas Inc., sold Building 3 at Blue Ridge Commerce Center in Houston, Texas, according to ConnectCRE.

The property is located at 16851 Blue Ridge Commerce Dr. and totals 153,928 square feet, and it was sold to Applied Optoelectronics for $26.8 million.

ConnectCRE said Applied Optoelectronics leased 100% of the building starting in February 2026, while the warehouse was delivered in the fall of 2025.

ConnectCRE added that Building 3 is part of a larger phase that included four other warehouse buildings totaling 1.35 million square feet, and that since Phase I delivery, four buildings have been sold to owner-occupiers.
