Ambrose sells 233,348-square-foot distribution facility in Indiana

The 233,348-square-foot distribution building in Whitestown, Indiana was completed in 2025 and sold to a private REIT after being secured on a long-term lease later that year.

Ambrose sold a 233,348-square-foot modern distribution facility at 5163 Perry Worth Road in Whitestown, Indiana, according to ConnectCRE. The deal price was $38 million.

The property is part of the Indianapolis Logistics Park Northwest, a four-building, 95.5-acre industrial development by Ambrose, and the building was fully leased to a global healthcare services and products company. The buyer was a private REIT.

ConnectCRE reports that Ambrose completed construction of the speculative facility in 2025 and later that year secured a long-term lease. CBRE National Partners personnel Zach Graham and Ryan Bain represented and advised Ambrose in the transaction.
