Manhattan apartment rents hit another September record in 2026
The median rent reached $5,395 per month in September, while active listings fell to 5,015, down 2% from August and 16% from a year earlier.
Manhattan apartment rents rose to another all time high in September 2026, according to ConnectCRE, citing data from the Corcoran Group.
Rents increased 2% from August and 9% year over year, lifting the median monthly rent to $5,395. Average rents climbed across every unit type, with two and three bedroom apartments recording double digit annual gains.
ConnectCRE also reported that September had 5,015 active apartment listings in Manhattan, down 2% from August and 16% from a year earlier. The outlet said the decline extends a two year streak of annual declines and marks the lowest September for rental listings since 2019.
ConnectCRE added that fewer new leases were signed in September, indicating renters took more time to evaluate options.
