Perkins&Will signs 15-year lease for 50,680 SF in Manhattan

The design firm will take the second through fifth floors of 135 West 18th Street as it relocates from 1250 Broadway.

Global design and architecture firm Perkins&Will has signed a 50,680-square-foot lease for 135 West 18th Street, also known as the Altman Building, in Manhattan’s Chelsea neighborhood, according to Commercial Observer.

The firm is taking the entire second through fifth floors and signed the lease for 15 years, the outlet reported, citing landlord broker Newmark.

Perkins&Will is relocating from 1250 Broadway. Newmark’s Neil Goldmacher said the decision reflects demand for distinctive, highly functional workplaces in central Manhattan, according to Commercial Observer.

Commercial Observer reported that the building’s asking rent was not disclosed, and noted Colliers data showing the average asking rent for Midtown South office space was $79.57 per square foot during the third quarter of 2026.
