Compass files ethics complaints against Zillow across 26 states

Compass says the complaints allege Zillow has displayed publicly available listings as not for sale, and the filings follow new NAR guidance requiring VOW access to active MLS listings via data feeds.

Compass confirmed it has filed Code of Ethics complaints against Zillow, alleging false advertising tied to how listings are displayed. The brokerage is claiming the conduct affects listings across 26 states, 55 MLSs, and 30 Realtor associations, according to HousingWire.

Compass said it believes Zillow is keeping some sellers’ publicly marketed homes from buyers by not prioritizing listings on Zillow, and in some cases it is showing active listings as not for sale. The firm argued that this misleads consumers and prevents buyers from finding homes that sellers have intentionally made available.

HousingWire notes the complaints come as the National Association of Realtors issued VOW display guidance, stating that all active MLS listings must be available through a VOW data feed to support cooperation, fair housing, and transparency, based on prior discussions with the U.S. Department of Justice.

The story also adds that this is not Compass’s first challenge to Zillow’s listing access standards policy, which debuted in April 2025, with Compass previously suing Zillow over the policy before a dismissal in March 2026. Separately, Compass is listed as a defendant in an antitrust suit filed by Zillow that alleges coordination to cut off Compass’s listing feed to Zillow.
