Arding & Hobbs retrofit wins RIBA National Award in Clapham Junction
The Grade II-listed, 158,000 sq ft site was acquired in late 2018 for about £48M and repositioned after Debenhams collapsed quickly following acquisition.
Arding & Hobbs, a Grade II-listed former department store overlooking London’s Clapham Junction station, has been recognized with a 2026 RIBA National Award for adaptive reuse, according to Bisnow.
Developer W.RE converted the 158K SF building into a mixed-use destination combining offices, food and beverage, retail, a club, and a gym, with Bisnow saying W.RE shared details during a tour of the revamped site.
Bisnow reported that W.RE acquired the property from British Land in late 2018 for around £48M while it was still occupied by Debenhams, which later entered administration.
W.RE CEO Sascha Lewin said the company’s ability to repeat a similarly imaginative redevelopment has been constrained by an eight-year shift in investor appetite for risk and unpredictable ventures, adding that the Debenhams collapse accelerated W.RE’s repositioning plans.
