Compass files Code of Ethics complaints against Zillow across 26 states
The complaints, alleging false advertising claims, cover 55 MLSs and 30 Realtor associations, and NAR discipline can include fines up to $15,000.
Compass International Holdings has filed National Association of Realtors Code of Ethics complaints against Zillow spanning 26 states, according to HousingWire, with the cases covering 55 MLSs and 30 Realtor associations.
HousingWire reports that Compass says the complaints allege Zillow made false advertising claims. In a statement to the outlet, Compass contends that Zillow keeps certain publicly available listings from buyers because listings were not initially prioritized on the platform, and that in some cases it displays active listings as not for sale.
The dispute also highlights how NAR’s 17-article Code of Ethics is enforced at the local level, HousingWire reports. Association leaders say complaints are screened by grievance committees, can move to hearings, and may lead to education, fines up to $15,000, or other discipline, depending on the outcome.
HousingWire adds that Code of Ethics complaints are typically kept confidential unless a board escalates the matter after a hearing, or an association policy allows limited disclosure. A general counsel and chief operating officer at Canopy Realtors said guidelines are clear that most matters remain confidential, with access typically limited to the parties and certain internal groups.
