ISAIA renews 10-year lease for 13,000 sf at 257 Park Ave South

The building is reported to be 97% leased, and Feil did not disclose the asking rent for the 10th-floor space.

ISAIA, a luxury menswear brand based in Naples, Italy, has signed a 10-year lease renewal for 13,000 square feet on the 10th floor of the Feil Organization’s 257 Park Avenue South, also known as the Gramercy Park Building, according to the property owner’s announcement.

Feil said the brand has “recommitted” to the corporate showroom space, and the landlord did not disclose the asking rent. Commercial Observer cited Colliers data showing average asking rent for office space in the Gramercy area at $89.09 per square foot during the second quarter of 2026.

Feil highlighted its in-house ability to deliver environments for a range of tenants, noting the property is currently 97% leased. ISAIA said the showroom at 257 Park Avenue South is important to presenting its collections and connecting with clients.

257 Park Avenue South is a 20-story office building at the corner of East 21st Street, with tenants that include Argentic Investment Management and AngelList, the report said. JLL represented ISAIA, while Feil handled representation in-house, and Commercial Observer said it did not receive an immediate response from JLL to a request for comment.
