Starwood plans 226,469-sf data center at Plaza 500 in Fairfax County

The 75-foot-tall Plaza 500 South project would cost an estimated $5 million for the building shell, as Starwood seeks approval for an electrical substation near nearby homes.

Starwood Capital Group is advancing plans for a pair of data centers in Fairfax County, Virginia, near the Alexandria border, filing plans for the first building at its Plaza 500 development, Commercial Observer reports, citing Fairfax County records referenced by the Business Journals. Plaza 500 South is proposed as a two-story data center spanning 226,469 square feet and reaching 75 feet. The first phase of construction on the building shell is estimated to cost $5 million. Starwood also said it is awaiting approval for an electrical substation that would be located less than 100 feet from nearby homes.

The property was acquired in 2022 through an affiliate of Miami-based Starwood for $165 million, and Starwood is facing resident opposition. Earlier this year, residents proposed that Fairfax County swap the Plaza 500 site for a Chantilly location the county plans to sell to Starwood for data center development, so affordable housing could be developed near Bren Mar.

County officials rejected the swap proposal and are expected to close on a $167 million Chantilly property sale to Starwood next spring. Residents are planning to rally against the Edsall Road substation when the proposal goes before the planning commission in September, while Starwood continues other major Northern Virginia data center projects, including redevelopment of a former Washington Commanders training facility in Herndon, where Amazon is slated to use the property.
