ESRT markets 1359 Broadway for sale, seeking about $225M
The 22-story, 486,000-square-foot office and retail building is about 95% leased and has recent tenant signings that include Infinium Wall Systems.
Empire State Realty Trust is marketing its mixed-use property at 1359 Broadway for sale, with sources familiar with the process telling Commercial Observer that the company expects to fetch around $225 million.
The asset is a 22-story office and retail building at Broadway and 36th Street, totaling 486,000 square feet and described as roughly 95% leased to a range of tenants.
The retail portion is anchored by Wolfgang’s Steakhouse and includes Japanese restaurant Wokuni. Commercial Observer also cited recent leasing momentum, including a lease signed by manufacturer Infinium Wall Systems for 30,017 square feet and ESRT leases signed in the second quarter of 2025 totaling 38,000 square feet involving SLCE Architects and nonprofit Braven.
Newmark is leading the sale, with Adam Spies, Josh King, Adam Doneger, Avery Silverstein, Marcela Fasulo, and Doug Harmon named as the team handling the transaction. The report said no debt currently encumbers the property, and it noted the sale follows other recent ESRT portfolio moves, including a $114 million land acquisition at 111 West 33rd Street and 1400 Broadway and other office building transactions.
