Chalk AI leases 26,607 SF at 43 West 23rd Street in Flatiron

The lease at $85 per square foot helped push the eight-story building to 100 percent occupancy, according to the landlord broker.

Chalk AI, a data platform that provides infrastructure for delivering data to AI agents, has signed a lease for 26,607 square feet at 43 West 23rd Street in New York’s Flatiron District, Commercial Observer reports. The landlord broker Okada & Company said the asking rent was $85 per square foot, and that the company’s deal represents Chalk AI’s second Flatiron office location after opening at 54 West 21st Street four years ago.

Okada’s Christopher Okada, who represented the landlord, said the lease brings the eight-story office building one block west of the Flatiron Building to full occupancy. He also pointed to rising demand from AI tenants, saying the firm has seen more than a 200 percent increase in square-footage requirements submitted by AI tenants compared with last summer.

Commercial Observer adds that the lease length was not disclosed, and that Venture Commercial represented the tenant through Jason Majlessi and Arash Sadighi. Majlessi said 43 West 23rd Street and the ownership offered Chalk AI room to expand in New York while keeping flexibility for a high-growth business.

The outlet reports that Chalk AI is San Francisco-based and was founded in 2022 by Marc Freed-Finnegan, Elliot Marx, and Andy Moreland. It also notes that Castro Properties, run by the Castro family, has owned the building since 1972, and that Chalk AI raised a reported $50 million Series A round at a reported $500 million valuation last year.
