Sterling Organization buys Whole Foods-anchored center in Marietta for $93.2M
The 271,992-square-foot shopping center is about 90% leased, with Whole Foods operating since 2011 and 26,000 square feet currently vacant.
Sterling Organization has acquired Merchants Walk, a Whole Foods Market-anchored retail shopping center in Marietta, Georgia, for $93.2 million, according to ConnectCRE.
The property spans 271,992 square feet and is currently 90% leased, with 26,000 square feet listed as vacant. Whole Foods has operated at the center since 2011, alongside co-tenants including Marshalls, PetSmart, Old Navy, DSW, Ulta Beauty, Office Depot, and Georgia Theater Company Stadium Cinemas, with Kohl’s shadow-anchored.
ConnectCRE also said the deal was made on behalf of Sterling’s $600 million equity institutional value-add fund, Sterling Value Add Partners IV (SVAP IV). The acquisition is the fund’s 10th investment, and its second in the Atlanta metro area, following the fund’s purchase of a Kroger-anchored center in September 2024 for $42.5 million.
