Land buyer confidence mostly unchanged as tariff fears fade

In LANDTHINK’s April Pulse, 41% of land respondents reported tariffs had no impact on their confidence, while 24% said they were holding off on buying or selling.

LandThink’s April LANDTHINK Pulse found that most land buyers and sellers said current U.S. trade tariffs have not affected their confidence in the land market. The survey showed 41% of respondents reported no impact on confidence and said tariffs do not affect their land decisions.

Another 41% expressed some degree of negativity. Of those respondents, 24% said they were holding off on buying or selling, and 17% said they were cautious but still looking for land.

The survey also noted that tariff increases during the second Trump administration have been historic in magnitude and scope compared with the first term. Despite broad fears of dramatic economic effects, LandThink said that for the most part, tariff impacts have been muted in the U.S.

LandThink said many land buyers are relatively insulated because raw land is a fixed domestic asset that does not rely on global supply chains or imported components. It added that tariffs can still influence land indirectly by changing the profitability of the industries that use or develop it, including through construction cost effects.
