NYC halts work on another office-to-residential conversion in Manhattan
The stop work order at 222 Broadway followed a contractor reporting delay after cracked beams were found on the 32nd floor during a March assessment and repair.
Construction has been halted on a second office-to-residential conversion project in Manhattan as NYC inspectors move to scrutinize similar redevelopment sites, according to Bisnow.
City inspectors ordered the stop at GFP Real Estate’s 222 Broadway project on Friday, after two newly installed beams on the 32nd floor showed cracks. The issue centered on a contractor’s failure to notify the Department of Buildings immediately, even though the cracks were assessed, repaired, and signed off on by a third-party structural engineer in March, a project spokesperson said.
Bisnow reports the developer said the stop work order was tied to a reporting timeline discrepancy for since-addressed work, not safety issues, adding that building stability has not been compromised at any point during construction. The cause of the beam cracks was not clear.
The Lower Manhattan conversion, known as Wrey, is set to deliver 788 luxury rental apartments and 40,000 square feet of commercial space, and it began move-ins in June. Bisnow also linked the heightened scrutiny to a July 7 construction defect at the former Pfizer headquarters that prompted block closures in Midtown, where an investigation into structural problems tied to building additions remains ongoing.
