Flexential buys land in Texas for 375,000 sq ft data center

The Talty, Texas campus has 36 MW of secured power for multi-tenant colocation, with first customer availability planned for late 2028.

Flexential has purchased 110 acres in Kaufman County, Texas, to develop what it describes as its fourth and largest data center in the Dallas-Fort Worth metroplex, according to ConnectCRE.

The planned Phase 1 project in Talty totals 375,000 square feet and has secured power capacity of 36 MW for wholesale and multi-tenant colocation workloads, including enterprise and high-density deployments. Site work is expected to begin in early 2027, with first customer availability targeted for late 2028.

ConnectCRE reports the 110-acre campus could ultimately support three 36 MW data center buildings, for a total potential footprint of 108 MW as additional phases are developed. The facility will use high-efficiency power systems and a closed-loop cooling design aimed at reducing energy consumption per megawatt of IT load.

The purchase also follows Cushman & Wakefield ranking Dallas as the world’s top data center market for development and investment conditions, citing more than 20 factors including power and land availability, as well as construction activity. Talty is about 20 minutes east of Dallas.
