Marcus & Millichap closes Williamsburg mixed-use sale for $16.4 million
The 14-unit, 13,575-square-foot property at 235-237 Kent Ave. was previously sold for $12.3 million in 2021, and the buyer completed a 1031 exchange.
ConnectCRE reports that Marcus & Millichap closed the sale of 235-237 Kent Ave., a pair of mixed-use buildings in Brooklyn's Williamsburg neighborhood, for $16.4 million.
The seller is reported to have bought the property through a prior transaction in 2021 at $12.3 million, and Marcus & Millichap said the deal completed a “round trip” sale for that party.
According to ConnectCRE, the turnkey buildings were constructed in 1954 and total 13,575 square feet, including 14 units with 12 free-market two-bedroom apartments and two ground-floor commercial spaces.
ConnectCRE added that the ground-floor commercial space is occupied by a restaurant and Ume Sushi, and it said the buyer was completing a 1031 exchange after selling a property in downtown Manhattan.
