JAMS plans HQ move to 3 Times Square in 2027

JAMS, a global dispute resolution services provider, is relocating its New York City headquarters to 3 Times Square, taking 55,000 square feet across the top two floors of the 30-story Midtown tower, according to Bisnow. The firm signed an 11-year lease and is expected to move into the building in the fourth quarter of 2027. Rudin, the building’s owner, said the move highlights demand for well-located office space with strong amenity offerings, and JAMS executives described the relocation as an investment in the company’s future in the city. JAMS will join other tenants at 3 Times Square, including Spectrum Reach, Remy Cointreau and Anchin, Block & Anchin. The tower is described as 75% leased, and Rudin and Thomson Reuters previously invested $25 million in a 16th-floor amenity space that includes a café, lounge, and conference and event areas. Bisnow also notes that JAMS is moving from space at 620 Eighth Ave., where its website shows occupancy in parts of the building tied to The New York Times and Brookfield Asset Management. The article adds that the move may add pressure on the owners of JAMS’ current office home near the Port Authority Bus Terminal, an asset that has faced refinancing-related stress and an outlook downgrade after other tenants reduced space.
