Phosphene leases 7,383 sq. ft. at 90 Broad Street in Manhattan

Emmy-nominated visual effects studio Phosphene has signed a lease for 7,383 square feet at Princeton International’s 90 Broad Street in Manhattan’s Financial District, according to Commercial Observer citing tenant broker Avison Young.

Phosphene will move from its current office at 5 Hanover Square, a transition tied to the building’s conversion from office use into a residential tower. The outlet reported that the asking rent and lease term were not disclosed.

Avison Young said the broader office conversion pipeline is reducing available office supply in Lower Manhattan, making early planning more important for tenants. Phosphene’s representatives emphasized the move as a chance to secure a purpose-built space aligned with the needs of a growing post-production business.

Built in 1932, 90 Broad Street spans a full block between Stone and Bridge streets. Commercial Observer also noted other tenants in the building include law firm Sher Termonte and STEM nonprofit BEAM.
