Beeline eyes TYTL acquisition to offer blockchain-based home equity cash-outs
The proposed all-stock deal would combine Beeline’s mortgage origination and title operations with TYTL’s equity-sale model, aiming to provide liquidity without adding debt or monthly loan payments.
Beeline Holdings has signed a nonbinding letter of intent to acquire TYTL Corp., a blockchain-based home equity platform, in an all-stock transaction, HousingWire reports. The deal is intended to help Beeline pivot from a traditional mortgage originator toward a residential equity and finance platform.
Under TYTL’s model, homeowners can sell fractional interests in qualifying properties valued at $1 million-plus to receive immediate liquidity, rather than borrowing against their equity. The transaction is structured as an equity sale, not a loan, with deeded ownership interest recorded in public land records.
Beeline said the combined offering would integrate its AI-driven mortgage origination, non-QM lending, and title and settlement operations with TYTL’s blockchain-enabled residential equity infrastructure. TYTL would then convert each recorded equity interest into Regulation D-compliant digital securities, with institutional investors able to buy the securities through an integration with Anchorage Digital to fund homeowner payouts.
Beeline positions the move as a way to deliver cash to qualified homeowners without taking on additional debt, monthly principal and interest payments, or a loan maturity date. The companies cited industry data that U.S. homeowners hold about $17 trillion in home equity.
