Duxre launches AI Brief to convert CRE deal files for LLM analysis
The system cuts offering materials from large PDFs, up to 50 megabytes, to about 30 to 40 kilobytes in Markdown format and aims to reduce LLM errors.
Commercial Observer reports that Duxre, a commercial real estate deal platform founded in 2020 and based in Santa Monica, California, has launched AI Brief, a software tool that turns unstructured sales and leasing data into a format that large language models can read more efficiently.
According to the company, AI Brief converts deal documents into Markdown files to feed models such as ChatGPT and Claude, reducing file sizes from about 50 megabytes down to between 30 and 40 kilobytes while aiming to speed processing and minimize errors.
Duxre’s founder and CEO, Sean Fulp, said in an interview with Commercial Observer that current workflows can suffer when LLMs “hallucinate” or embellish details pulled from long materials like offering memoranda, which can be 60 to 80 pages and 15 to 20 megabytes.
The company added that AI Brief is built around multi-source ingestion, synthesizing information across documents and broker-entered listing data, and uses deterministic code for calculations so figures are derived from the source rather than left to model judgment.
