PadSplit launches HostGuard insurance as more states ease co-living rules
The HostGuard program, underwritten by EmpoweredRE Insurance, bundles coverage for property damage, evictions, general liability, and zoning actions that limit occupancy.
HousingWire reports that states are moving to relax occupancy limits for unrelated renters through co-living laws often framed as “Golden Girls” style reforms, while other proposals remain stuck in committees or await votes.
HousingWire reports that in response to the expanding legal pathway for shared housing, Atlanta-based co-living marketplace PadSplit is launching an insurance program called HostGuard for new listings. The coverage is designed to remove barriers that can keep property owners from participating in the shared-housing market.
According to HousingWire, HostGuard is underwritten by EmpoweredRE Insurance and bundles protections for property damage, evictions, and general liability, and it also covers zoning actions that limit occupancy. PadSplit will fund the rollout through a 2.25% increase in its member transaction fee.
HousingWire notes that Iowa was first to enact reform by eliminating local caps on unrelated renters, and that “Golden Girls” laws have passed in Oregon, Colorado, Washington, and Hawaii, while Texas enacted its version last year for college towns. It adds that city-level changes include Seattle and Minneapolis legalizing co-living in zoning codes, Austin removing its cap on unrelated roommates, and a Pennsylvania bill passing the House but awaiting Senate committee action before the end-of-November session close.
