Eldridge Capital lines up $278M refi for Atlanta office tower
The refinance targets Ten Twenty Spring, a 540,000-square-foot Class-A building delivered in December 2024, part of Midtown’s Spring Quarter mixed-use project.
Eldridge Capital Management has announced a $278 million loan to refinance Ten Twenty Spring, an Atlanta office building owned by Portman and funds affiliated with Blackstone Real Estate, according to ConnectCRE.
The property was delivered in December 2024 and totals 540,000 square feet of Class-A office space across 25 stories. Ten Twenty Spring includes amenities such as an indoor-outdoor bar, rooftop omakase, private office terraces totaling 16,000 square feet, a coworking lounge, historic gardens, and ground-floor retail.
Ten Twenty Spring has signed tenants including Ernst & Young, Reed Smith, and Pinnacle Financial Partners. Pinnacle recently said it will set up its new corporate headquarters across five floors at the building, and Sozou, a modern Japanese dining concept, is set to open at the ground level this summer.
The office building is part of Spring Quarter in Midtown, a mixed-use development that also includes a 370-unit residential tower, ConnectCRE noted.
