Ramrock Real Estate to redevelop Fort Worth Ridgmar Mall into logistics campus

The $1.2 million-square-foot property is set to be transformed into a nearly 931,000-square-foot Ridgmar 30 Logistics Crossing with six Class-A buildings.

Ramrock Real Estate will redevelop Fort Worth’s Ridgmar Mall into a logistics campus, converting a 40-acre site at 1888 Green Oaks Road after the mall lost a last anchor tenant.

According to Tarrant County deed records cited by Bisnow, Ramrock bought the 1.2M SF Ridgmar Mall from Chicago-based GK Real Estate earlier this year and plans to create nearly 931K SF of logistics space at the Ridgmar 30 Logistics Crossing.

The company plans six Class-A buildings at the northeast corner of Interstate 30 and State Highway 183, partnering with KBC Advisors and Lincoln Property Co. to support planning, leasing, and development, Bisnow reports. Lincoln Property Co. called the project an opportunity to deliver institutional-quality logistics space in a strategic Fort Worth location.

Bisnow also notes that JCPenney announced it will close its Ridgmar Mall store on Nov. 1, and that Fort Worth redevelopment has been shaped by building height restrictions tied to the nearby Naval Air Station Joint Reserve Base Fort Worth. City officials backed the effort for its job and long-term economic development potential, despite the site constraints mentioned by a Fort Worth City Council member.
