Sagard Real Estate buys $91 million distribution facility near Baltimore
The 621,144-square-foot cross-dock property at 7001 Quad Avenue was built in 2004 and is fully leased to food and beverage distribution and third-party logistics users.
Sagard Real Estate announced it will acquire 7001 Quad Avenue in Rosedale, Maryland for $91 million, according to ConnectCRE. The deal covers a 621,144-square-foot distribution facility in Baltimore County East, described as the region’s largest industrial submarket.
The property is fully leased, serving users across food and beverage distribution and third-party logistics. Built in 2004 on 32 acres, the cross-dock facility is designed for high-volume distribution and includes modern industrial specifications.
ConnectCRE said the site is near the intersection of Interstates 95, 695, and 895, and sits about five miles from the Port of Baltimore’s Seagirt and Dundalk marine terminals. The location also provides access to Baltimore/Washington International Airport and the broader Baltimore-Washington corridor.
In a statement carried by ConnectCRE, Belah Terentjev, Director of Acquisitions at Sagard Real Estate, said the building’s cross-dock design, loading capacity, and trailer parking support high-throughput operations, and that proximity to the port and interstate network should help support demand from distribution and logistics users over the long term.
