Century Communities turns to AI to speed land due diligence
The homebuilder says AI helps its lean, lightly staffed land teams screen sites and produce comps and reports as part of its hub-and-spoke model across 45 markets in 16 states.
At the HousingWire AI Summit in Dallas, Century Communities highlighted how it is using AI to streamline land acquisition work, focusing on faster site screening and early-stage due diligence.
HousingWire reports that Chris Coakley, the builder’s corporate director of land for its affordable product division, said AI has moved from experimentation to a practical necessity for homebuilders running lean land teams. Century Communities operates a hub-and-spoke structure, with lightly staffed local land acquisition teams handling due diligence and underwriting across 45 markets in 16 states, increasing workload for a small group of team members.
According to HousingWire, the company uses AI to screen sites, speed early due diligence, and generate market comps and reports before deals move into contracting or engineering workflows. Coakley said that this approach helps a lightly staffed organization better own the deal, after major deals are significantly vetted.
HousingWire also noted that tools used by land teams include platforms such as Acres and Prophetic, which help evaluate whether properties are likely to be suitable for development and identify items like environmental constraints, site characteristics, and development feasibility early in the site selection process.
